How often does a rented home need an EICR?
For tenancies covered by the Electrical Safety Standards Regulations in England, the fixed electrical installation must be inspected and tested at intervals of no more than five years, or sooner if the report sets an earlier date.
What do the EICR codes mean?
C1 means danger present and risk of injury. C2 means potentially dangerous. C3 means improvement recommended. FI means further investigation is required without delay. A report containing C1, C2 or FI is unsatisfactory.
Does an EICR include repairs?
No. The EICR records the condition of the installation. Repairs and further investigation are explained and quoted separately, so you can authorise the work before it begins.
How long will the power be off?
The supply is switched off during parts of the testing. The duration depends on the size and condition of the installation, so occupants should be told in advance.
